Alexander Place Promenade in Raleigh

Challenge

Alexander Place Promenade is located at I-540 and US 70 in Raleigh.  The shopping center is conveniently situated just one mile from Raleigh-Durham International Airport and is 2.5 miles from Research Triangle Park.  It is part of a 300-acre master-planned, mixed-use development with Wal-Mart Supercenter, Kohl’s, and PETCO as anchors.  The center has a daily traffic count of 70,000 cars per day and is highly visible and attractive to businesses. 

Despite these benefits, it is non-traditional for a dentist to go in a retail space, but the client initially located this space for his growing practice and wanted to make it work at the most optimal price possible.    

Strategic Action

When Christopher Clark, DDS of Dental Center at Brier Creek contacted Shane Bull about locating in Alexander Place Promenade, the location proved non-conventional for a non-retail client.  Shane provided extensive review and analysis of several other locations in Raleigh, and despite the unique location, the shopping center proved to be a viable option. 

Given the traffic flow, high visibility, and anchor stores, Shane agreed that the Alexander Place Promenade location was the ideal fit for Dr. Clark’s needs and began to work with the landlord.  Through diligence and persuasive negotiation, Shane was able to present his client with an unexpected yet welcomed attractive lease option. 

Results

With its unique location and convenience to several major department stores, Dental Center at Brier Creek is experiencing great success at Alexander Place Promenade.  As originally predicted, the center has proven to be very effective in attracting patients to Dental Center at Brier Creek.  Dr. Clark adds that with Shane’s help, he is able to better position his practice to serve patients of all income levels due to his location.
