Shane Bull Brings Aladdin’s Eatery to Sutton Square
Local restaurant and retail consultant finds Ohio chain its first location in Raleigh
RALEIGH, NC – December 15, 2008 – Shane Bull, a Triangle commercial real estate advisor and broker with Richards Commercial Properties, recently assisted in brokering space for Aladdin’s Eatery in North Raleigh’s Sutton Square. The family-owned business is based in Ohio and represents the chain’s first restaurant in the Triangle area. The restaurant is owned by Tom Chebib and opened on October 31. Andre Koleszar of Regency Centers represented the landlord for Sutton Square.
Bull says that in his business, it’s not unusual to work with an out-of-state client that is unfamiliar with the area and market. In fact, he says that he looks forward to these occasions.
“Spending some extra time with a client to familiarize them with the area is perhaps one of the most enjoyable parts of my job,” says Bull. “I really enjoyed spending time with Tom [Chebib] and showing him the area. Raleigh is a great city, and I always look forward to the opportunity to show prospective business owners my hometown. It has something for everyone and is truly a draw to businesses like Aladdin’s Eatery.”
Chebib is the nephew of Aladdin’s Eatery founder, Fady Chamoun. Chebib operated the family’s Toledo location before moving to Raleigh. Chebib said that corporate expectations were high for opening a restaurant in the Triangle area and so his need for a qualified and experienced broker was of paramount importance. He describes his experience with Bull as “first class”.
“I’ve worked with real estate brokers all over the country, and it’s rare to find someone who actually listens to what the customer wants,” says Chebib. “Shane was attentive, courteous, and dedicated. He sat down and heard what we needed and treated us fairly and honestly throughout the entire process. Being a broker is listening and knowing what you want. Shane is that kind of broker.”
Bull, working with George Richards and Amy Watkins of Richards Commercial Properties, provided Chebib with a comprehensive binder of potential locations after understanding the restaurant’s immediate and long-term strategy. Because the chain is looking to open several more restaurants in the Triangle, Bull provided market segmentation strategy for multiple restaurant locations. He also assisted with the lease negotiation.
Aladdin’s Eatery is a full-service restaurant offering Middle Eastern fare and is devoted to providing wholesome, nutritious food.
